Of all the major hotel groups, Marriott has taken the biggest strides into competing directly with Airbnb with ‘Homes & Villas by Marriott’.

For THREE DAYS ONLY, Marriott is offering a fairly crazy 40,000 bonus Marriott Bonvoy points if you book a home or villa rental for this Summer. This is on top of your base points of 5 per $1 spent.

We value 40,000 Marriott Bonvoy points at £200. As the bonus triggers with a four day rental, it could represent a substantial rebate on the price you pay.

What’s the deal?

If you book a property through Homes & Villas by Marriott for a stay completed before 9th September 2023, you will receive 40,000 bonus Marriott Bonvoy points.

(Because this is only a 72-hour offer I am writing this before the offer is live so you get to read it ASAP. It should be live by the time you read this. Please double check the terms below with the final version published online.)

The small print is:

  • Your ‘homes and villas’ stay must be completed by 9th September 2023
  • You must book by 3rd May 2023 (midnight US Eastern time, so 5am Thursday in the UK)
  • A minimum FOUR night stay is required
  • Promo is limited to homes listed in USD, EUR and GBP only
  • You can earn the bonus multiple times
  • Bookings which meet the minimum spend and stay length requirements but which are paid fully or partially using Marriott Bonvoy points do not qualify

There does not appear to be any minimum spend requirement.

One important point to note is that many of the homes featured by Marriott are not exclusive to its platform. It is worth checking to see if the same property is listed on Airbnb (earning you Avios when you book) or Vrbo (ex HomeAway) at a different price or with different terms.

Do I get Marriott Bonvoy points with a Homes & Villas rental?

Yes.

You earn at the same rate as Marriott’s long stay hotel brands. This means 5 points per $1 spent.  You do not earn points on booking fees, taxes, cleaning fees and extra add-ons during your stay.

If you have Marriott Bonvoy elite status, you also earn a tier bonus:

  • Silver Elite: 5 points per eligible dollar plus 10% bonus
  • Gold Elite: 5 points per eligible dollar plus 25% bonus
  • Platinum Elite: 5 points per eligible dollar plus 50% bonus
  • Titanium Elite: 5 points per eligible dollar plus 75% bonus
  • Ambassador: 5 points per eligible dollar plus 75% bonus

Gold Elite members and higher also receive a welcome gift:

  • Ambassador Elite, Titanium Elite, Platinum Elite: 1,000 points
  • Gold Elite: 500 points

Do I earn elite night credits too?

You also earn elite night credits for each night you stay. These nights count towards your annual status renewal but do not count towards lifetime status.

(Why don’t the nights count for Bonvoy lifetime status? It seems a petty restriction and – with Lifetime Platinum now in view within a few years – put me off making a booking during the ‘double elite nights’ promotion last year.)

Are homes and villas bookings flexible?

It varies by property. The cancellation policy varies from home to home between a generous 14 days and a not-very-generous-at-all 90 days.

Use Bonvoy points for Homes and Villas

Can I pay with Marriott Bonvoy points?

Yes. However, any booking made with Marriott Bonvoy points will not qualify for the 40,000 bonus points offer.

There is no reward chart for ‘Homes & Villas’. It is a pure revenue-based redemption, with each Marriott Bonvoy point you redeem having a fixed value.

1 Bonvoy point is worth 0.6 cents (0.44p) when used for a ‘Homes & Villas’ redemption.

I value Marriott Bonvoy points at 0.5p each. In theory, this means that using points for ‘Homes & Villas’ is a poorer deal. However, if you need to redeem for a family, ‘Homes & Villas’ is a welcome option which can easily provide you with the space you need.

Conclusion

40,000 Marriott Bonvoy points is a huge bonus.

You are effectively getting a £50 per night rebate on your stay if you do exactly four nights – even more when you factor in base points and elite status bonuses.

(If you were looking to book a house for a week, I’d book two x four night bookings but via different Bonvoy accounts. Two back to back bookings on the same Bonvoy account are likely to be spotted with only one 40,000 point bonus awarded.)

This won’t make a huge dent in Bali or indeed Central London, but there are numerous properties in the UK under £100 per night and obviously in cheaper countries you will find far more.

Irrespective of the offer, Homes & Villas by Marriott has some interesting properties and is especially useful for families and extended groups.

          Weird. I looked at this on the Marriott website first thing this morning before seeing this article and I could have sworn it mentioned $500 minimum spend… either I’m going crazy or they changed the requirements since the promotion was launched

    It says only booking in GBP, USD and EUR count. I read it, that this should be a country which have this currency as national currency. It might work, if the booking in Nairobi is charged in either of the three currencies.
    Phantom Stays might be a problem though, as you usually need to pick up keys for the flat / appartement / house and a no-show will most likely by noticed easier than in a hotel

      I live in Nairobi so could
      Check in and out, and say I need the place for some quiet office time. The price shows in Shillings but final page shows USD. I’ll do a bit more playing around first, and maybe VPN the booking to make it seem like I’m booking from the UK.

    Although the terms say that the nights don’t count as ‘lifetime’, the 3 nights that I did with Marriott Homes & Villas at Easter did count as lifetime – I specifically checked my totals before and after to make sure as it seems implausible that it would be excluded from a technical perspective.

    Took about two weeks from end of the stay for points/nights to be added to my account. Of course YMMV.

    I like the idea of Marriott Homes and Villas as the only way of booking whole properties with points (albeit not brilliant value). The problem, though, is that (correct me if I’m wrong) there are no reviews of the properties.

    We booked one in Florida but when the info came through, and I Googled the management company they looked a bit iffy and in the end we went with the safe option of a Hilton hotel. I had transferred amex MR points specifically and so this left a large chunk of Marriott points in my account.

    We used some of those points for a MH&V property in Rome which worked out nicely but we were a bit nervous about what we’d find before we arrived.

    Very annoyed to see that not one property in either France or Italy now has ANYTHING available until May 4. Very strange, since multiple places I was considering yesterday had availability starting on May 2. I too worry about the lack of reviews. It makes it much more difficult when considering booking this way, as opposed to VRBO or AirBnb.

    Spent Saturday night in an AC Marriott Hotel in Huelva, Spain.
    Very pleasant accommodation and excellent breakfast although restaurant for evening meals does not open at the weekend.
    Huelva a very underestimated destination but as the former headquarters of Rio Tinto has a lot of interest for British people.
    I was in Huelva for the 80th Anniversary of the burial of William Martin, the ‘man with no name’ or Operation Mincemeat plus the naming of a street in his memory.
