It started in the UK with a pilot programme under the name of Tribute Portfolio Homes. It allowed the brand to offer premium and luxury properties in areas not served by their hotels.

You cannot simply sign up to list your property with Marriott Homes & Villas!

Earn Marriott Bonvoy points and elite night credits

One of the key benefits of booking Homes & Villas by Marriott Bonvoy is that it is part of the Marriott Bonvoy network, allowing you to both earn and redeem points.

On top of 5 base points per $1 spent (excluding fees), elite members of Marriott Bonvoy will earn a status bonus:

  • Silver Elite: 5 base points per eligible $1 plus 10% bonus
  • Gold Elite: 5 base points per eligible $1 plus 25% bonus
  • Platinum Elite: 5 base points per eligible $1 plus 50% bonus
  • Titanium Elite: 5 base points per eligible $1 plus 75% bonus
  • Ambassador: 5 base points per eligible $1 plus 75% bonus

…. and Gold and above receive additional points as a welcome gift:

As well as earning Marriott Bonvoy points, your stay also earns elite night credits towards Marriott Bonvoy status.

They are not meant to count towards lifetime Bonvoy status but this is not always the case, looking at reader reports.

Homes & Villas is currently offering a 10% discount for 2+ night stays until 19th December 2025 – no blackout dates included.

In order to qualify for the offer, you must book by 31st August.

The good news is that the offer applies to both cash and redemption bookings (excluding Free Night Awards).

The prices displayed on the Homes & Villas website DO NOT automatically include the 10% discount. However, you’ll see it during the booking process, with a button:

If you choose to book with Marriott Bonvoy points, you will receive a discount of roughly 0.45p per Marriott Bonvoy point redeemed. This is a little lower than our target value for a hotel redemption of 0.5p but is close enough.

Not all homes are included. The website says a “select number of homes are excluded” – you can verify this on the individual property page for each one, or by clicking through the booking page above and seeing if the offer is available.

    It would be remiss not to state that you may well find the same properties available on other platforms including VRBO and Airbnb… Possibly at different prices.
