Chase San Diego Lounge and priority pass

Hi,
I’m taking a BA business flight between London and San Diego this summer.
The Aspire lounge doesn’t look great and through HSBC I have priority pass. I had a look and it has a Chase lounge with good reviews, but the entry conditions read confusing to me?
One way of reading it is that once a year I get free entry?
If I read it wrong expensive mistake at 75USD!
Anybody know/have experience?
Can’t comment on the Chase lounge, but can confirm the BA contracted ‘Aspire’ lounge is truly awful. There was nowhere to sit for the first hour we were there last year, it was also dirty with nobody clearing tables and had some of the worst restrooms I’ve seen in the US. All I will say is please go to the Aspire lounge and then let BA know how awful it is, even if you move on immediately afterwards.
