    Niche question here, but does anyone have any experience of using a search agent for a house purchase, specifically in London.

    We’re in quite a good position at the moment financially and want to make the next move within the next 6-8 months, but there doesn’t appear to be a lot coming on to the market at the moment (for obvious reasons). We don’t really have the time at the moment to be digging deeper (I.e. chasing off market opportunities).

    We are being quite wide with our search, but most of the areas we’re looking at are in North London, encompassing the boroughs of Islington, Hackney, Haringey, Camden, Westminster and perhaps in to Hammersmith and Fulham.

    Any advice on the pros and cons of this, or contacts, would be helpful. We have been out and about and are speaking to agents too.

    Unfortunately you can’t beat doing this yourself, you learn more about the market, what’s available and which agents to avoid.

    BTW there are some off market opportunities on Facebook, in their groups and marketplace.

    We found ourselves in a similar situation around 10 years ago when we bought a place in Camden and used a couple of brothers who act as search agents – https://www.edingtons.co.uk

    They sold it to us on the basis that they would get additional access to properties off-market and would find out about ones coming on before they went live on Rightmove etc. I wouldn’t say that they really fulfilled this promise.

    As it happened, we ended up finding the property we bought ourselves, but due to the terms of the contract we signed with them, we ended up having to pay their fees in any case – so if you do use one be aware that this will likely be the case unless you agree otherwise. Where they did offer some value, is in giving us a good understanding of what they felt would be the lowest offer which was likely to be accepted by the vendors, which saved us some money. If you do your own research and are a confident negotiator this can be done yourselves, but in a market with limited properties, this was a benefit to us that we would otherwise have struggled with, given that at that time we had little knowledge of the local area and the market dynamics.

    I would just register with a couple of estate agents in the areas you are looking at. Give them a description of the type of property you are looking for. Set up a free email address specifically for this on hotmail and then see what they send you. That way you can filter out the rubbish fairly easily and don’t clutter your normal email with junk.

    You can also create an area search on Rightmove and see what it returns. I believe Zoopla has a similar feature. I found using both websites was helpful. Zoopla is great for giving you a listing history so you can see any changes in the asking price.

    Do you have a property to sell at the same time as that complicates matters.

    Thanks all! Advice and tips much appreciated.

    We don’t have anything to sell, and are quite fortunate (through hard work) that any forthcoming interest rate rises will not effect us too much. So we can pounce quickly. However, we’re also getting married in 2 months in Portugal, so are pretty tied up with that too.

    Unfortunately, we are a victim of the LL having to sell up and we don’t want to buy her out. Naively, I thought we would have enough time to deal with all of this (wedding and house) plus our busy jobs and lives, but we are now getting close to the agents already as I think its the only way right now. Keep your fingers crossed!
