Hilton will be opening the UK’s largest Hampton by Hilton hotel later this year on Deansgate in Manchester.

The hotel will have ‘over 350’ rooms and – if it is where we think it is – sits in a 22 storey tower which has just topped out. It overhangs the Deansgate Castlefield viaduct used by Metrolink.

The project was orginally signed off as an apartment hotel, to be operated by Staycity. There has been no announcement that Staycity is no longer attached to the project but the company has confirmed to us that this is the case.

The site is an interesting one. As you can see from the image above, Hampton Manchester Deansgate sits in front of Beetham Tower which is where you will find the Hilton Manchester Deansgate hotel.

Beetham Tower was the original modern Manchester skyscraper (the CIS Tower dates from 1962) although it is no longer the tallest building in the city.

It appears that the new Hampton will impact the views from many of the rooms at the Hilton. According to an industry friend in Manchester, there is speculation that the Hilton may be reflagged with the management contract rumoured to be up for renewal in 2026, the 20th anniversary of opening.

Holders of The Platinum Card from American Express receive FREE Hilton Honors Gold status for as long as they hold the card.  It also comes with Marriott Bonvoy Gold, Radisson Rewards Premium and MeliaRewards Gold status.

    Reflagging the Hilton will be a big loss, particularly given the strength of Marriott in the city and the growing strength of Radisson with the recent announcement of the management of the forthcoming hotel at the Etihad campus…

      It would be a loss, although the Deansgate Hilton is starting to look quite worn out. The Doubletree and existing Hampton are ‘lesser’ brands but the rooms are a bit smarter.

        Agreed? Are the Deansgate Hilton and the Newcastle/Gateshead one owned by the same people? Both opened around the same time and were high-spec on opening but have suffered from a lack of investment since (no plug sockets by the bed in Newcastle in a 4 star hotel in 2025 just isn’t on).

          I was recently informed that the Newcastle Gateshead Hilton is to start a refurbishment of the bedrooms commencing next month in April.

      Fwiw, Radisson also has the dibs on the hotel rights at the new Oxford United stadium! Funnily enough, the current stadium hotel is a Hampton.

    Noticed the change of branding at the Sleeperz in Dundee yesterday, with it becoming a Four Points Flex by Sheraton.
    This looks to be a country-wide re-flag with the Sleeperz in Cardiff, Newcastle and Edinburgh going over too.

      The Edinburgh property is Cityroomz, which I think is meant to be a tad more upmarket. So far, its website hasn’t changed over so maybe it’s staying or going to a different Marriott brand?

    Saw the HByH being built last year when we stayed at the Hilton last year. It’s on the smallest piece of land and I’m amazed it was allowed to be built where it is, but clearly going to impact a lot of the rooms. The hotel was definitely showing signs of being nearly 20 years old. Great breakfast at the Hilton even though the rooms were tired.

      Totally agree. Breakfast is great at the Hilton Deansgate. Much better than the lacklustre Marriott Piccadilly offering that was reviewed so highly here (I made a stay there just for the breakfast!)

      Although the original Manchester skyscraper was the CIS building…..

    Unless something has changed very recently, the building referred to is going to be StayCity apartments.

    Berlin does need a few more high end IHG properties to counter balance the lower end Garner and Nuis that have recently joined.

    In regards the Hilton rebrand, Marriott doesnt have a Westin in Manchester yet or in the pipeline and does seem to be on a push in Manchester!

    Either way if they can just get curtains thatactually are long enough for the windows it would be a major improvement. The hotel is nearly 20 years old and feels it in many ways!

      The Hilton would need a lot of work to get to Westin standard, IMO. But this is true of many Hiltons – many of them need a good do-over.

    Reflagging the Hilton is unsurprising based on a stay I had there. Dirty room, worn out facilities, stained carpets, curtains and lamps, damaged furniture. Complained but management couldn’t care less. Would never stay there again. Party hotel and rooms show it. I also heard the windows in the tower are faulty and require replacement which must be an expensive job.
