Of all the major hotel groups, Marriott has taken the biggest strides into competing directly with Airbnb with ‘Homes & Villas by Marriott’.

For THREE DAYS ONLY, Marriott is offering a fairly crazy 40,000 bonus Marriott Bonvoy points if you book a home or villa rental for this Summer. This is on top of your base points of 5 per $1 spent.

We value 40,000 Marriott Bonvoy points at £200. As the bonus triggers with a four day rental, it could represent a substantial rebate on the price you pay.

What’s the deal?

If you book a property through Homes & Villas by Marriott for a stay completed before 9th September 2023, you will receive 40,000 bonus Marriott Bonvoy points.

The small print is:

  • Your ‘homes and villas’ stay must be completed by 9th September 2023
  • You must book by 3rd May 2023 (midnight US Eastern time, so 5am Thursday in the UK)
  • A minimum FOUR night stay is required
  • Promo is limited to homes listed in USD, EUR and GBP only
  • You can earn the bonus multiple times
  • Bookings which meet the minimum spend and stay length requirements but which are paid fully or partially using Marriott Bonvoy points do not qualify

There does not appear to be any minimum spend requirement.

One important point to note is that many of the homes featured by Marriott are not exclusive to its platform. It is worth checking to see if the same property is listed on Airbnb (earning you Avios when you book) or Vrbo (ex HomeAway) at a different price or with different terms.

Do I get Marriott Bonvoy points with a Homes & Villas rental?

Yes.

You earn at the same rate as Marriott’s long stay hotel brands. This means 5 points per $1 spent.  You do not earn points on booking fees, taxes, cleaning fees and extra add-ons during your stay.

If you have Marriott Bonvoy elite status, you also earn a tier bonus:

  • Silver Elite: 5 points per eligible dollar plus 10% bonus
  • Gold Elite: 5 points per eligible dollar plus 25% bonus
  • Platinum Elite: 5 points per eligible dollar plus 50% bonus
  • Titanium Elite: 5 points per eligible dollar plus 75% bonus
  • Ambassador: 5 points per eligible dollar plus 75% bonus

Gold Elite members and higher also receive a welcome gift:

  • Ambassador Elite, Titanium Elite, Platinum Elite: 1,000 points
  • Gold Elite: 500 points

Do I earn elite night credits too?

You also earn elite night credits for each night you stay. These nights count towards your annual status renewal but do not count towards lifetime status.

(Why don’t the nights count for Bonvoy lifetime status? It seems a petty restriction and – with Lifetime Platinum now in view within a few years – put me off making a booking during the ‘double elite nights’ promotion last year.)

Are homes and villas bookings flexible?

It varies by property. The cancellation policy varies from home to home between a generous 14 days and a not-very-generous-at-all 90 days.

Can I pay with Marriott Bonvoy points?

Yes. However, any booking made with Marriott Bonvoy points will not qualify for the 40,000 bonus points offer.

There is no reward chart for ‘Homes & Villas’. It is a pure revenue-based redemption, with each Marriott Bonvoy point you redeem having a fixed value.

1 Bonvoy point is worth 0.6 cents (0.44p) when used for a ‘Homes & Villas’ redemption.

I value Marriott Bonvoy points at 0.5p each. In theory, this means that using points for ‘Homes & Villas’ is a poorer deal. However, if you need to redeem for a family, ‘Homes & Villas’ is a welcome option which can easily provide you with the space you need.

Conclusion

40,000 Marriott Bonvoy points is a huge bonus.

You are effectively getting a £50 per night rebate on your stay if you do exactly four nights – even more when you factor in base points and elite status bonuses.

(If you were looking to book a house for a week, I’d book two x four night bookings but via different Bonvoy accounts. Two back to back bookings on the same Bonvoy account are likely to be spotted with only one 40,000 point bonus awarded.)

This won’t make a huge dent in Bali or indeed Central London, but there are numerous properties in the UK under £100 per night and obviously in cheaper countries you will find far more.

Irrespective of the offer, Homes & Villas by Marriott has some interesting properties and is especially useful for families and extended groups.

    Anyone got any actual past stays in properties they want to praise? My parents stayed in 2 MH&V in Lanzarote in March and both were rubbish. Rock Rentals seems to run most of the rental properties there and whilst attentive after issues were raised, were MIA prior to the stay. Basic expectations like a working oven or socketd that worked were not met.

      I had a really good stay in Santorini. Like you say, MHV are just reselling other agents (in this case a local Greek agent). The support from both MHV (prior to stay because final payment had failed) and the local agent (was excellent). The property was managed on the ground by the owner themselves, whose service was also excellent.

      Rock were shocking at the property I stayed at in Lanzarote. Said it had 600Mb ADSL, spent 2 days arguing with them as it was only less than 1Mb intermittent 4G modem, event sent them photos and they denied and and stopped responding. Marriot eventually compensated in points as I used around 60Gb of data for work whilst I was there. Rock blamed the weather. Checkout time comes, they text to say leave both sets of keys on the table but there was only one to begin with.
      Also they posted turn of the AC when leaving signs everywhere but the villa had no AC. Utterly incompetant

        Also Marriot took 6 weeks and much chasing to recover the 150 euro cleaning deposit. They blamed Rock, Rock said we don’t charge a deposit it’s all Marriot.

    In theory, you can get these for under £50 a night in Birmingham. In practice, they never price up that way, and there are up to £100 in cleaning fees added (must be very messy guests). Plus, having lived in Birmingham, the areas for the cheap stays aren’t the most desirable. Still, under £75 a night with the fees is quite possible, and a bargain with the points if it’s in an area you need to be in.

      And real worth it your getting essentially £200 for the redemption and much more if you can get more than 0.5p per stay.

    I’ve tried booking this offer for a stay in Zagreb and there’s a good chance that I’m about to lose £250. Website come up with the message that the reservation couldn’t be processed, but it was after I had completed my card details, so the payment is pending out of my bank account and I don’t have any confirmation e-mails. As I don’t have a reservation number, I can’t cancel the booking online and the only way to contact MHV is through a web form and apparently MHV will respond within 72 hours. The reservation also can’t be managed through the Bonvoy website or app or the Marriott website. There is a grace period of 48 hours and then after that the payment is non-refundable. I suspect that no reservation has been made at MHV end, as the apartment I tried to book is still available for the dates I wanted. I stupidly didn’t use my credit card, as the payment was in USD, so I used Chase to keep exchange rate fees to a minimum. Won’t be doing that again!

      Definitely worth using your credit card for payments like these. All 3rd party managed. A few £ to save you hassle down the road. Used our Bonvoy to book our KUL stay last year, and this year, gives us some peace of mind.

      All is not lost. There’s a debit card chargeback scheme you can use to challenge the transaction.

      Give Marriot 5 days (H&V generally don’t meet their 72 hour response in my experience) but you may find that 1. Someone in their back office manually sorts your reservation out because everything seems to be manual at their end and 2. the debit payment may reverse itself within a couple of business days.

      Lisa, dont worry itll be fine. Maybe a time ive given myself headaches for issues like these when a few hours/days later it wasnt anything to worry. Suggest you get a no exchange fee card like Halifax Clarity next time.

    One of the properties I looked at jacked their rate up from 90 euro/night to 230 euro/night since I looked at it yesterday evening. Not cricket.
